How Nutritional Supplements Help you Achieve Optimum Health

Dr Stephen Lewis Nutritional Supplements
Dr Stephen Lewis Nutritional Supplements

Dr Stephen Lewis says everything begins in the gut.  We have to use, nutritional supplements,  because about 85% of all the minerals in the soil in America are depleted.

In this episode of the Health is Wealth series.  I interview Dr Stephen Lewis. Dr Lewis is the founder of Green Wisdom Health, a company that helps clients achieve optimum health by utilizing extensive, but low cost lab work.

Tell us your journey Dr Lewis to becoming the founder of  Green Wisdom Health.

My daddy died when he was 53 years old and I was 15 years old. It was devastating. I felt that it was something that now I could fix real well with, nutritional supplements, even though according to the FDA, nutritional supplements, does not cure anything!

But today I have been able to put off Dementia in my mother for 25-30 years through the use of, nutritional supplements, We prevented her bones from becoming brittle and easily fractured.  You couldn’t make her fracture a bone at her age because she takes,  nutritional supplements,  My mother was almost 96 years old when she died because of, nutritional supplements,

As a Doctor, I was always more into nutrition than most common practice.  We started doing low-cost lab work and was able to determine a whole lot of what’s was going on in the body.

Nutritional supplements for optimum health

For example. My daddy died at 53, nutritional supplements, might have allowed him to live longer.  He had ulcerative colitis or irritable bowel syndrome.  Nutritional supplements, do an incredible job at stopping the leaky gut.

Everything begins in the gut.  I tell people they have to use, nutritional supplements,  because about 85% of all the minerals in the soil in America are depleted.  There is even a Senate document that states that  our foods are devoid of almost all nutrients and that was in 1936! Imagine what it will be today.

There’s no nutrients in the soil.  People who spend a lot of money for organic is wasting their money. Organic is an improvement only.

How the Thyroid processes, nutritional supplements

If the Thyroid is  not working correctly, nothing in the body is going to work like it should.

The Thyroid is incredibly important, it has a lot to do with whether you’re stressed, have anxiety or depression. It has a lot to do with how your hormones are doing.  It has a lot to do with your digestion or lack of digestion.  How your heart beats etc.

So in my book “The Thyroid Sniper” I list a pretty well-rounded list of the different vitamins and the different minerals and amino acids that can be found in certain, nutritional supplements, that gives you optimum health.

How the proper, nutritional supplements, help us return to optimal health

The proper, nutritional supplements, help us return to optimum health because there is no way we can eat enough to get enough of the nutrients we need in our body, for example just  magnesium alone. There’s no way to get enough magnesium out of your diet. Even our government says that we’re about 94% deficient in magnesium.  But magnesium can help depression, because it facilitates over 300 different enzyme reactions and it also is good for the heart.  It helps many people with arrhythmia, it helps lower blood pressure. You can’t get enough of it out of your diet.

You may also have a B12 deficiency and most, nutritional supplements,  out there will have B12 in it; but it will be the wrong kind so  your body cannot convert it.  Our bodies also don’t make enough digestive enzymes.  I can tell you, if your proteins are low and if your alkaline phosphate is low,  and if your globulin is low or high,  then that points to gastro intestinal inflammation.  Keep in mind every disease has a root cause and the GI tract is always part of the equation.  If you fix your digestion with digestive enzymes and, nutritional supplements, then you can break your food down and not create, Leaky Gut.

Probiotics as a, nutritional supplement

Probiotics is the new big study.  We have about ten times more microorganisms than we have cells in our body, so taking probiotics as a, nutritional supplement is a must.  Generally people will start feeling better mentally, they will have more energy, they’ll have more restful sleep, they’ll say, I don’t know why but my depression went away. That is the power of taking probiotics as a, nutritional supplement.

I’ve been taking, nutritional supplements, for a very long time and yeah I’ve got a pharmacy! but I’ve heard people say things like, nutritional supplements, are a waste of time because you are just going to pee them out.  All you are doing is having very expensive urine!

Your body takes what it needs and excretes the rest, that is why I do very inexpensive lab work for my clients to find out what their body is missing and then I will give them the, nutritional supplements, their body needs so as not to have expensive urine.

Most nutritional experts will agree on five, nutritional supplements, that everybody needs:

  • You need a good multivitamin,
  • a good probiotic,
  • you need a digestive enzyme,
  • you need fish oil
  • and you need fiber.

I don’t really agree with the fiber, if you eat enough really good vegetables you don’t need fiber as a, nutritional supplement, but I think vitamin D should be thrown in there.  It’s incredibly important and you cannot convert enough sunlight to make enough vitamin D.

How Ketogenic Diet Helps Reverse Diabetes

Thom King, Founder of the Steviva brands and author of the book “Guy Gone Keto” explains the, Ketogenic Diet, and how it helps reverse diabetes, alleviates Alzheimer’s and dementia.

Your body, the human body has the ability to burn two types of fuel.  Your body can burn glucose or your body can burn, ketones,.  So in the absence of glucose in your body, that’s when the switch goes on and you start to burn, ketones.

Transform Your Mind iHeart Radio
iHeart Radio

I’m sure a lot of people are like what the heck are, ketones,?  Ketones, are actually metabolized fat. Your liver produces ketones by metabolizing fat; so basically if you are eating a high-fat diet, lots of butter, coconut oil, avocados etc.  your  liver is actually metabolizing those fats and turning them into, ketones,  that is a, ketogenic diet,

Transform your Mind TuneIn Radio

Your body operates very efficiently on, ketones, you have these little cells in your body called mitochondria, that probably sounds very fancy; but think of mitochondria as the little batteries that powers your cells.  They’re found in every living thing on the face of the planet and the more you feed your mitochondria, the more energy you have.  If the mitochondria live on, ketones, then you want more ketones in your diet. In the, ketogenic diet, you’re able to produce more energy from your mitochondria and this elevates brain function.

I would say that the biggest benefit of the, ketogenic diet, is elevated brain function and cognitive function.

The, ketogenic diet, not only reverses the Diabetes epidemic; but it also  alleviates Alzheimer’s and dementia. People on the, ketogenic diet, also says it helps them with brain fog as well.

Soundcloud Transform your mind podcast

Coconut oil is one of the fats recommended in the, ketogenic diet, people consider coconut oil sort of an exogenous, ketone, but that’s not 100% true.  Exogenous means that you’re taking it from the outside of your body and putting it into your body; but it’s by consuming coconut oil that your body or your liver actually metabolizes that coconut oil.  The liver then converts that over to, ketones, and so you’ll feel an instant rush of energy.

 The, Ketogenic Diet, and Sweeteners.

The main benefit of, ketones, and the, ketonic diet,  is reducing our intake of sugar. We want to reduce glucose and carbohydrates in our blood.

One of the ways to do this is to not use sugar, but use an alternative. Thom King is the founder of the Steviva Brands.

The, ketogenic diet,  benefit from healthy sweeteners like Steviva because your body can’t turn it into glucose.

Do you ever think that you have too much stuff?  Maybe two or three of the same item but don’t have the one thing you need or want?  Or maybe you spend hours getting ready to host a garage sale only to have most of the things taken to charity anyway.  Perhaps you have a service you’d like to offer in exchange for another service that you need or maybe just looking for one specific hard-to-find item like sports memorabilia or auto parts.  Well BarterUpOnline.com can help you solve all of these problems.  Whether you have unwanted items, looking for specific items or simply willing to trade services, https://barteruponline.com/ is for you.  The process is easy come to our website sign up for a monthly account which will cost you $2 dollars a month billed once a month or sign up for an annual account, which will cost you $1 dollar a month Billed once a year.  So visit our website today, no money no problem, only trades.

The, ketogenic diet, comprises of  70% fat, 20% protein and 10% carbohydrates.  The carbohydrates should come from cruciferous vegetables like broccoli, cauliflower, kale, brussels sprouts etc.; not sweeteners like sugar.

Anything that grows above the ground is essentially good to eat in the, ketogenic diet, if it grows under the ground, it is probably going to be too high on the glycemic index and you don’t want to eat it.

ketogenic Diet Transform your mind podcast
ketogenic Diet

One the biggest principles in the, ketogenic diet,  is going to be avoiding sugar, because sugar will take your body out of ketosis. You want to deprive your body of sugar, so it forces your body to burn fat for energy, and that is where alternative sweeteners come in.

Some of the sweeteners that we use would be Stevia, some of them are monk fruit which comes from a natural fruit from Southeast Asia.  We also use Organic Erythritol is a natural sweetener found in fruits and fermented foods, derived from fermented corn.  It’s about 70 percent of sweeter than sugar; but doesn’t have any calories to speak of and no impact on blood sugar.

We work with a lot of different sweeteners but probably the one that I’m most excited about right now is called Keto Sweet Plus, it is a blend of Monk fruit and Stevia and you can use this just like you would sugar.  So if you’re baking and you need something to rise, it will do that.  It also engages in fermentation.  It also participates in what’s called the my yard effect!  That is the interaction of proteins and fats which creates caramelization.  So when you’re barbecuing and you slather on a bunch of barbecue sauce you’ll notice that you get like the hard shell.  You know it gets crispier than is actually that is. That is a function of the artifact, and so this particular sweetener works well in baking and condiments and it’s  been my go-to sweetener over the past couple years and works well with the, ketogenic diet,

If you head over to www.steviva.com you will find hundreds of recipes, you adopt them as your own.  All of them are part of the, ketogenic diet, with low carb recipes.

Guy Gone Keto and the, Ketogenic Diet,

Guy Gone Keto I would say it’s a guide book. It is my journal from eating bad foods and being 40 lbs overweight to becoming healthy again.  I was carrying 40 pounds of extra weight, getting  brain fog, my blood pressure was 190 over 99 and at that point it’s like I need to make a change.

So I just started journaling about it and a year later I had a book, and months after that I had a publisher.

I do have some recipes and meal plans for the, ketogenic diet, but I would say that the premise of the book is more the steps or even the tools that you will need to make a lifestyle change.

I started reading your book and it reminded me of Mel Robbins book the “5 Sec Rule” In the beginning of her book she shares her story of what her life looked like before she found the “5 sec rule” your book Guy Gone Keto, you started off in the same way sharing your story.  It makes the readers connect with you more.

Show Notes

My very first business that I started at age 19 was  a multi-level marketing nutrition distribution business.  The whole goal of that business was to build up a sales team and create ongoing, passive streams of income, so  I got that concept right away. I built that business up over the years and we currently have annual revenues over ten million dollars.  The last couple years it’s been a little bit more part-time or quite a bit more part-time as I pursued building my real estate company.  But I mean I still love it, I still love the people and I love the, passive streams of income,.  Two years into my network marketing company,  I read the book Rich Dad Poor Dad, that was the book that really transformed my mind to start thinking about utilizing real estate as a way to deploy the cash that I was making in my primary business and add additional, passive streams of income,.  I was still investing in stocks until about 4 years ago.  I was in stocks for most of the last 14 years, so about four years ago two events happened that were critical and really pushed me over into investing into real estate as another, passive streams of income,

There were two negative events,  but you know most negative events if we look back we can find the good in them.  One of them was I had some insider information, not anything illegal by any stretch,  I mean I knew that our company had a good earnings quarter.  I mean it wasn’t that hard to figure out based on what I heard from all my colleagues, so that’s kind of my insider information.

I bought into the stock about a week before the earnings report was to be released expecting things to be great.  Well the earnings report was phenomenal and typically, not always but typically stocks go up when the earnings report is great.  Well this  billionaire Hedge Fund investor was very well known as  an activist in terms of shorting stocks.  He gets on our company earnings call,  he asked  three or four pointed questions and then it appeared that he was shorting the stock;  the stock drops 30% overnight.

TuneIn Radio

Stocks as a, passive streams of income,

I realized then that I didn’t have control over stocks. Not even a sure thing is guaranteed. I want to be in the driver’s seat and put myself in a great position where I have as much control over the outcome as possible.  I took that as my sign that this is my time to learn a new asset class and another, passive streams of income, it was the final push.  I told myself, I’m going to draw the line in the sand.  So I studied real estate and listened to podcasts for a hundred straight days.

Jack you know that someone listening is going to pay devil’s advocate and say the same thing happens in real estate.  What’s your come back on that?

iHeart Radio

So here’s what we have to consider when looking at real estate as another, passive streams of income,  we look at the past.  I mean could go back 100 even you know 200 years or whatever, the variance between real estate and the stock market is almost four times different.  If you look at historical data,  the swing in the stock market is around a variance of 16 or so from year to year.  Real estate has a variance of four.  That means from year to year on average that the swing in the market is going to be four percent, so you’re not quite so volatile in real estate.

The other part in this, passive streams of income, scenario  is it that you’re  investing in the real estate as  Robert T. Kiyosaki says, for the cash flow that it produces.  Not necessarily for it to go up in value.  You really don’t care if it appreciates or depreciates. As an investor and you’re renting it out and you will always be able to rent it out for more than the mortgage payment.

Google Play

At the same time  property values  will go up eventually, even if it dips for a little in the short term.  I was listening to the Automatic Millionaire Homeowner and the author was interviewing homeowners who lived in their homes for about 2 years and then sold and moved to bigger homes, and became millionaires because homes always go up in value.

We’ve discussed  real estate, we’ve talked about the stock market and we’ve also talked about multi-level marketing.  I understand why that’s been your foundation for, passive streams of income, because you’ve been you’ve been taught well.  You stayed in the business  for 20 years so you must be really doing well, because everybody that joins the business under you feeds you, passive streams of income,.

Multi-Level Marketing a Tool for generating, passive streams of Income,

Yea, it is phenomenal. If I could describe the business to people without saying what it was they’d be like wow that sounds too good to be true. I have a multi-million dollar business that I work right here from my home office.  That I help people with their health and nutrition. I have no employees, I have no accounts receivable.  I have no inventory, I have no monthly overhead whatsoever.  I have a free cash flowing business that produces ten to twelve million dollars in sales revenue per year.  That’s not obviously my income; but a percentage of that.

Skilled , passive streams of income: Writing a book, Music, software

That’s why, passive streams of income,  is so important.  On my website, www.myhelps.com  I talk about a some other forms of, passive streams of income,  like writing a book, or writing music.  Mariah Carey wrote the song “All I want for Christmas”  in 15 minutes. She’s generated sixty million dollars in royalties off of that 15 minute work.  So her, passive streams of income, is phenomenal.

Explain what we mean by, passive streams of income,  which ones would you recommend it to a seasoned investor or someone just starting out?

Passive income is created from work you have done in the past, that is paying you today.

You have one or two scenarios.  You either have money at work or capital at work and you’re drawing royalties. There’s multiple ways to go about creating, passive streams of income,  it boils down to either unskilled or skilled forms of passive income. It’s like what you talked about in terms of creating music and selling music, or writing a book, or creating a piece of software that you then are able to license out and sell.  Those are very technical skills, very skilled types of, passive streams of income,.

Creating, passive streams of income, from a business  I won’t say is unskilled in terms of work. It does it takes skills to put the right management team in place.  There’s a way you can have any type of business that you set up  to become a, passive income stream, if you’re not involved directly in day-to-day operations, then it’s a, passive income stream, business.

In today’s episode I have a re-purposed an interview with Mike Wolfe from back in 2017.  I thought it would be a great resource for this series.  Mike made his wealth from offering turnkey,

Investment property, services to in the Atlanta area.  His system allows his investors to sit back

and collect, passive income, while living a, freedom lifestyle,

Mike Wolf

Mike Wolfe has been a real estate investor for over 28 years.  Over the years he’s gone from being a workaholic who would put in 15 hour days, seven days a week to someone who works smarter, not harder.  He regularly travels the globe doing humanitarian projects and seeking Sun and sand while living off the, passive income, that he’s created through his, investment properties,. Mike’s company sells, turn-key real estate, and, investment property,  in and around Atlanta to investors around the globe.  He helps his investors create truly, passive income, where they get all the benefits of owning a real estate, investment property,.

How did you Start your, investment property, business?

I started, investment property,  in Calgary Canada. I was only investing in Canada back then at the beginning of my, passive income real estate, career but I had a friend of mine move to Las Vegas and when I went to Vegas to visit him, I got into this addiction.  It’s not what most people have when they go to Vegas.  It’s was not gambling or drinking.  It was  actually this addiction to go look at real estate.  I noticed that back in those days the prices of, investment property, kept going up and up.

I had no intention of investing in Las Vegas originally but I ended up doing it and it was kind of at that point I was forced to start building a team, because I couldn’t be in two places at the same time.  I couldn’t go collect my rent from my, investment property, in Calgary and my rent from my, investment property, in Las Vegas.  So I reluctantly hired a property manager.

Three phases of, investment property, business cycle.

At first you know what would I find most entrepreneur’s do is we go through three phases if we survive long enough.

  1. The first phase is where we do everything ourselves, usually because we don’t think anybody else can do what we do as well, and we don’t have the funds to hire help.  It’s kind of like for an entrepreneur our business is like a birthing a baby and you don’t trust just anybody with your baby.
  2. The second page where I had no choice but to get somebody to help me, so I reluctantly hired a property manager; but phase two is what I call the micro manager phase. I needed to about know every little thing that was going on.  So I basically told my property manager to keep me in the loop with every repair, every issue with the tenants. I remember there was one week where my property manager called me twice with the same issue,  it was about a broken fridge.  Two of my properties had a fridge that wasn’t working and in either case I tell the property manager.  I don’t think the tenants need a new fridge, just fix it.  I realized I gave the exact same answer. Let’s see what it cost to fix it and if it’s over a certain amount then we’ll replace it. I started thinking if I gave him the same answer both times maybe I can systematize this and instead of him having to call me, I can give him the freedom to follow our systems and procedures manual, which is to find out what is the  cost to fix and if it’s more than X number dollars let’s just replace it.
  3. Phase three was where I hired a team and put the right persons on our team. You trust them and they do a good job for you. I started to realize that I could build  a whole team like that, where I put the right people in the right position, give them a certain system so that they were following  my procedures then it made me feel comfortable to let them do their thing.  I would get my time back and so that was kind of the start of the transition to my, freedom lifestyle,.  That now has led to a typical work day for me these days is literally.  I wake up, I answer some emails and make a few phone calls when Myrna asked me to do a radio interview I do that and then I’m done for the day!

How to become efficient in, investment property, business:

After 28 years in the, investment property, business I still go to seminars.  I still open to seeing how other people run their businesses and how they make their money.  I’m always looking to be more efficient.  I also do a lot of personal development of work on myself.  Back in the early days I thought I was too good for all that;  but  the most successful people I know are all lifelong learners,  or at least they’re always trying to strive to be better and get to that next level.

I’m making it sound like it was a very short transition like I just did some deals and I became rich and start traveling the world.  There were a lot of ups and downs along the way.

Let’s say that you know someone is listening to this podcast right now and they want to quit their job and go into real estate full-time, because obviously they can make much more money in, investment property,  real estate then they can working for a pay check.

How would someone start an, investment property, Business?

If I  could go back 28 years and talk to myself, the first thing I would ask myself is,  Do I want to have my money work for me, or do I want to work for money?

Take advantage of the benefits of, investing in real estate, to create, passive income,

Investment property, is something you buy once and it generates income forever until you sell it.

You’ve got to be  ready for that kind of commitment.  You’ve got to treat, investment property, as a career.  You don’t dabble in it.  If you dabble in it and try and mix it part-time and with your job, I don’t see very many people being successful.

That’s the number one thing. Figure out what type of investors you want to be.  You want to be creating, passive income, or you want to get out of your job and make this your career?

Make sure you have a passion for, investment property, don’t get into it just because you see those shows on TV that make it look really easy,  flipping this property and that property. These shows make it looks like you can just every day wake up find a property, flip it, make a couple hundred grand and call it a day.  It doesn’t work like that.

So number one thing is to figure out what kind of investor you want to be.   Then the second thing that I would do is figure out what  resources you have. Whichever side of that equation you’re on. Whether you’re the passive investor side or whether you’re an active investor. Figure out what your resources are.  How much cash you have available?  How much time do you have?  How much education do you have?

When I first started I got really  lucky on that first deal, otherwise there would have never been a second deal. Then I had some humbling experiences that made me go get educated.  I got a mentor,  somebody to help me.  So I didn’t  go winging it.

Joint ventures in, investment Property,

If you were to go do a joint venture with somebody.  You have to decide what are you bringing to the table.  Are you bringing money?  Are you bringing the ability to qualify for the mortgage?  Are you bringing education? Or are you’re bringing access to good deals?  Figure out what you’re adding and then figure out what you’re lacking and then go find joint venture partners.  Find other people that have the pieces that you’re lacking.  So if you have a lot of spare time and no money,  there’s a lot of people out there with money who can’t create more hours.

I want to be enjoying time with my grandson and my daughter doing a lot of volunteer work and humanitarian things.  I don’t want to be door knocking, looking for good deals anymore.  So if I find somebody who’s got some time, I have got the money.

If you start off on that track asking yourself those two questions, then you’re going to have a pretty realistic chance of succeeding and going forward in your, investment property, business.   A lot of people have really big dreams because they go to some seminar where they make it sound really easy, because  they’re trying to sell you some high-end expensive, investment property,  coaching program.  They fill your mind with all these things you can achieve and probably only about two percent of people who go to those seminars ever end up not even earning their money back that they spent on the seminars!

People come to me after they’ve invested a lot of money in their education and their education is pretty much worthless.  So make sure you do your homework and you know what the reputation is of these quote-unquote gurus that are selling stuff.  They are professional marketers.

Biggest Myths in, real estate investment, investment property,

I think I think a lot of myths are perpetuated by the media.  We see all these shows about flipping this and flipping that.  I feel the biggest myth is that you know,  real estate investment, and, investment property, can create, passive income, but it can also become something that takes up a lot of your time.  You might be trading your eight-hour day job for a 20 hour a day job.  It can be fun it’s exciting because you’re out there and you’re meeting new people but sometimes when you spend so many hours working on your business, you kind of forget about things such as your health, such as your family and other things start to fall apart.

A lot of people get into, real estate investments, investment property, because they think it’s going to change their lifestyle to a, freedom lifestyle, and they actually end up with actually sometimes with a worse lifestyle with no freedom, because, investment property, is  something you take home with you every day.  You can’t just say oh I’m going to work from 9:00 to 5:00 today on my, real estate investment, business. Because guess what at six o’clock when you’re having dinner with your family, a tenant will call about a leak in the bathroom! And you have to take care of it.

How to Build Wealth with Turnkey Real Estate Investing

Investing in Rental Properties

You want to invest in, turnkey real estate investing,  near in or in  bigger cities, near big employers, and near downtown areas.

Jeff Schechter, CEO and co-founder of High Return Real Estate teaches, how to build wealth, through, turnkey real estate investing, Jeff has been helping his clients build wealth through, turnkey real estate investing, for close to 40 years.

As a  Realtor, real estate investor, as well as  Life coach.  I myself have been in the, real estate, business for some time 19 years. So I can lend a lot to this conversation. In fact if you google, Realtor Life coach, I am at the top of the list! .

CEO & CO-FOUNDER Jeff Schechter, aka “Shecky” has had the entrepreneurial bug his entire life. He started his first business right out of college, and over the years been involved in numerous businesses ventures. His love for, real estate investing, began in the 1980’s, when he rehabbed 5 of his own residences, before the term, house hacking, even existed.

Since those early days of torn up kitchens and bathrooms, he’s bought and sold many properties, and is an active investor to this day. In addition to investing, he operate a private consulting practice. He thrives on helping people realize their full potential…not just in business and investing, but in all aspects of life.

Turnkey Real Estate
Turnkey Real Estate

What was the fire starter that got you into, turnkey real estate investing?

I kind of sucked at school. I was not very focused. I came from an incredibly traditional Background, where I just reversed a lot of expectations placed on me.  As a result it was very difficult for me to follow through with stuff in college.  So entrepreneurialism and starting my own businesses were really a form of necessity, because I didn’t really have any terrific formal training. It was also a form of establishing my own, freedom Lifestyle.

What made you choose, real estate, as your business?

I just always kind of have this entrepreneurial bend and would look for ways to increase my income.  Eventually I started seeing that high ticket items like homes, had lots more opportunity for profit. I figured out back in the 80’s, I could buy them in not as good a condition and be able to buy them for a whole lot cheaper than what the pretty ones were, and I could fix them up and add a whole lot of value to them, because people were willing to pay a premium for the really nice homes.

So what I would do is, I would just live in them for a year or two while I was fixing them up and then I would sell them and move on to the next one.  It was a way to make some really nice extra profits and live for free for many years.

That was kind of the initial seeds of my, real estate investing, career before I started, turnkey real estate investment,

That’s also a good model as well, because you know the government helps you with the capital gains tax breaks. If you live in a house that’s your primary residence for two years and sell that home, then you can earn up to $250,000 in tax free income if single and $500,000 if married.

I actually didn’t know that at the beginning, but learned it very early on.  I would figure out that I wanted to live in most places exactly two years and one day!

I was listening to the audio book “The Automatic Millionaire Homeowner” and the author was interviewing a lot of homeowners who started off with purchasing small homes, like buying a $30,000 home and then selling it to buy a bigger home and so on and so on. One homeowner couple who started off with like $3,000 or something like that to buy their first home ended up making $500,000 on a $750,000 property. All tax free!

Fort Myers turnkey real estate investment

What is your advice for someone who is starting out today, Real Estate Investing, in 2019?

Someone  starting with a small house or a condo or something and trying to build wealth?

There is a bit of a downturn going on in the current Real Estate market, but you know, Real Estate, is cyclical and there’s a natural cycle.  When we look back at what happened  in 2009, the banks were doing some really stupid stuff.  Anybody could get a loan, even if they didn’t have a job.  It had to crash. Fast-forward to today,  there’s been a lot of  laws and regulations that has been put into place to prevent that situation from happening again.

But playing the appreciation game is dicey.  It’s not the way that we invest anymore in our, turnkey real estate investment, model; appreciation is not our primary concern.   What I mean by that is the only thing that we know for sure is that people need basic things.  They need food and they need shelter, and so from a shelter standpoint, we know that owning a basic property whether you call it a house, duplex, apartment, whatever it is, always going to be something that’s in demand, because people will always need a place to live.

You want to invest in, turnkey real estate investing,  near in or in  bigger cities, near big employers, and near downtown areas.  Rental properties are always going to be in demand in those areas. So what we look for from a standpoint of, turnkey real estate investment,  are properties  that we can buy inexpensively and sell as, turnkey real estate investing, that we don’t have to put a lot of money into rehab.  The price to rent ratio is everything to us. In other words, can want to  get a really good return on our money when we put that property out there into the rental pool.

So cash flow is more important to us than appreciation.  We start by getting that thing rented and cash flowing.  Even after we take out all kinds of money for taxes, insurance, property management, repairs all that other kind of stuff, can we still make a really attractive and in most cases, a double-digit return on our, turnkey real estate investing,.

If we can do that, we don’t really give a crap about appreciation.  We don’t even really care if we have a little bit of depreciation, because we always have the demand for the rental properties, and as such we will always have cash flow.  If we always have cash flow, we always have a great asset and the investors are happy.

Transform your Business Life: Dress for Success

Dressing for Success

How to, dress for success, we have all heard the saying don’t dress for the position you have now; but the position you want to get.

Since I was a little girl I could pick out the women who had money. They would be dressed in suits or what I believed to be expensive clothing, with their hair and make up perfectly done. When they passed me, they smelled like heaven. But looking back, I realized that to, dress for success, did not mean that you had to be wealthy and have a closet full of expensive clothing. For all I knew these women that I admired, could have had only one suit in their closet or one, dress for success, frock.  It is not the quantity of your wardrobe, but the quality.

In my personal experience as well as reading business books and looking at movies like 50 Shades of Grey and the Proposal with Sandra Bullock,

Google Play

https://play.google.com/music/listen?u=0#/ps/Iimch445b253cpvz5pitonusanq

Here is the formula for, dressing for success Men,

Men if you have not seen 50 Shades of Grey, you should rent in on Netflix. Not only does it show you how to pleasure your woman; but at the beginning of the movie, it shows you what the closet of a  rich successful business man looks like.  Dozens of dark color suits, dozens of white shirts and dozens of ties. Steve Jobs, Mark Zuckerberg and Google have all tried to change the dress code to tea shirt and jeans; but take a look at the Senate or President Trump or Wall Street. The business suit is still the, dress of success,

I have always seen movies with the men being fitted for a suit; but I have always bought my man a suit from off the rack! Apparently that is bad!

A carefully fitted suit is worth it’s weight in gold.

Even if it is off the rack it shouldn’t fit like a sack!

Get it altered to fit. It does not matter how much the suit cost; but it must fit!

That is the secret to looking successful. That is the way to, dress for success,

The consensus is that a business suit should be single breasted and either dark blue or dark grey.

Heading back to Christian Grey in 50 shades of Grey. Notice that all his shirts were white. I have never seen President Barack Obama, in nothing other than a white shirt. Your white shirt should be one hundred percent cotton with button down collars and always long sleeves. Short sleeves are out! Complete the look with a pair of black loafers, well shined and with a new looking heel. If your heal wears down to one side, get it replaced at the shoe maker.

Here is the formula for, dressing for success Women,

As from my intro I have been trying to copy Sandra Bullock’s look in the proposal for some time now.  That is my, dress for success, look. If you haven’t seen the movie, she rocked the black pencil skirt with a white shirt and pumps with elegant heels.

Find a look that flatters your figure. As women we come in all sizes. I don’t have time to get into the best look if you are busty, hippy or made to wear clothes like a super model. The formula to, dress for success, for women is to invest in a few classic, simple suits in dark colors.  The same as the men, grey or blue. I still have the suit jacket I purchased from my first big pay check as a salesperson, 20 years ago. It was a grey wool blend double breasted skirt suit. I paid $700 for it from my $30,000 pay check. I felt successful so I went out and started, dressing for success,

Nice simple fitted dresses also work wonders, especially if paired with a blazer and some fashionable jewelry. The great thing is that you can loose the blazer for the after work parties and still be, dressed for success,.

As women we like to flaunt our sexually, but avoid wearing bright colors, tight pants, mini skirts, plunging necklines or blue jeans. It may get you in the door short term; but it be paid for with long term loss, because men will hit on you, since they will feel that is what you are selling. Then a whole can of worms is opened up that doesn’t end well.

Growth Hacks, to Win the Internet Game

Growth hacks to Ace the Game

If you have a business whether it’s online or in-store you need to press play to hear some, growth hacks, from the expert. Vin Clancy.  In today’s episode of the Transform you mind with coach Myrna, I’m speaking to, growth hacker, Vin Clancy. Our topic today is “ Growth hacks, to win the internet game.”  Vin is going to share with us today his secret sauce to winning the internet game. I myself want this recipe!

Growth Hacking
Here is some background info on Vin.

• Infamous growth hacker Vin Clancy went from being on social welfare in the UK to launching 2 online magazines that got over 20 million page views in their first two years with zero ad spend.

• He’s since then won best speaker at SXSW V2V for his, growth hacks, talk finished a 100-date world tour, made six figures on his debut growth hacking book, created one of the biggest marketing communities on Facebook, and moved to L.A., where he teaches companies how to rapidly grow their audiences and businesses.
• Vin’s new book “Ace The Game” was released this November.

Show Notes

I never really had what you would call a real job. Like many people my age and I didn’t quite know what to do with my life. Luckily for me, I came through in the era of the internet. One day my ex-girlfriend said you got to do something with your life because I was sitting all day on the couch collecting welfare for over a year.

That night I had a dream. I dreamt I was the editor of a magazine where the writers would be stars not musicians. The very next day after that dream, I met a seventeen-year-old kid who built websites. He showed me how to buy a website domain and we decided to buy the domain, Planet IV. We chose the name planet because we intended to be a global site delivering world news and IV because our intention was for the site to grow virally!

The next day after our site was live, I hustled every college and university in the country, saying hey we’re building the coolest magazine in the UK. We need writers who wants writing experience. Colleges and universities always want their kids to get writing experience.

The second week we were live with our college writers we had 25,000 visitors. The next six months we did 300,000 visitors, within a year we had a million visitors per month. I learned how to make our content go viral. One of my first, growth hacks, Around the time we had 300,000 visitors a month, we raised a quarter of a million dollars and I was immediately out of debt.

We then launched a second site, screen robot. That site got two million visitors per month in a hundred days.

We then started a, growth hacking, and marketing agency and I started public speaking in order to get clients. I completed a hundred city world tour speaking about, growth hacks, and getting clients. The tour helped me sell my first book “Secret Sauce” which did over a hundred thousand dollars in pre-orders on Kickstarter and IndieGoGo. I then moved to California and I’ve had my biggest year ever. My second book “Ace the Game” just came out and did ten thousand dollars in sales in the first hour of being released.

Vin Clancy

What is this secret sauce?

I only knew one person in the magazine industry my friend Miche. She said, look you only have to get traffic to a website. If you get traffic you will have a brand and then you will get investors. So just focus on that one thing, getting traffic to your site.

Our traffic was always great. It started great and it just carried on. The secret sauce, was we understood what type of content to put on our site for it to go viral. Today they are random social news sites for gaming and film watch. You could get traffic from these sites fairly easily.

The secret sauce, is also your competitive edge.

I had 300 people writing for free and We’re getting three hundred thousand visitors a month to our site. The internet gives you advantages. Before the internet you had to have money; but now it’s the Wild Wild West, everyone can get into the action.

How do people get traffic from social news sites?

Social news sites are sites where people post up links they find interesting and then if other people on the website like them, they are voted and it gets to the top. Our gaming writers used to do gaming this way. I looked in Google Analytics and saw how this was a goldmine for traffic.  The most important of my , growth hacks, then I found the other sister sites.

iHeart Radio

Here are the top 5 social news sites:

Reddit is a social news site with a very smart and helpful community of users. It is plain bordering on downright ugly, but it is very easy to use and a source for some of the best information you’ll find. The first of the social news, growth hacks, to get traffic to your site.

Digg is a popular social news site that covers a variety of topics and acts as an RSS reader. It has an easy-to-use interface and new users can be up and running in no time. This is the second of the, growth hacks,

Newsvine is a social news site that thrives on articles submitted (or “seeded”) by its users, similar to Reddit. Users are encouraged to discuss topics by leaving comments. The most interactive of the, growth hacks,

Voat is like a Reddit clone, right down to the design of it. Browse categories using the menu above, submit your own links and participate in the voting to contribute to the community.

Quora is really a question and answer site rather than a news site, but that doesn’t mean you can’t find newsworthy questions and answers there. The Quora community is ridiculously smart and more than happy to help answer some of the most pressing questions. I have been using Quora as one of my, growth hacks, to get traffic to this blog.

 Growth Hacks, for Entrepreneurs

1. Lead Feeder is a piece of software. It’ll find every business who lands on your website and it’ll find their name their email address and their company so that you can then using an email sequence to follow up with them. I think grip is the piece of software we talk about in the book. So we grab their email and then we send them into an email sequence. So just every business person who lands on your website, before you had no idea.

Now you can identify their business and send them an email sequence. That’s an incredible way of getting leads completely on autopilot and my favorite of the, growth hacks,

2. Rebump – The second of the, growth hacks; once you email people you know people are busy they need to be contacted more than once for the most part. Especially if it’s more in your best interest than theirs. Rebound is a software where if you email someone and they don’t respond, Rebump will email them every 24 hours forever!

3. Linked Helper – The third of the 101, growth hacks, listed in my book is Linked Helper. Linked helper and its sister software called Phantom Bastards is a targeting software. You tell it to do a search for whoever you’re targeting such as software engineers in San Francisco and it will find all the people who match that search term. It will reach out to them and connect with them and if they accept the connection request, it’ll send the first message.

When you write that first message make sure it has humor and it’s not too salesy. Make sure it just begins a conversation e.g I’m putting on a free talk or a free webinar or I have a Facebook group for your industry. It’s a really good way of reaching out. I’ve seen agencies with twenty twenty-five people all of them are using this software and they’re just getting leads by the ton every single day. It works.

4 Life Hacks that will Motivate your Teams

Everyone is different. We developed a system to measure and define the brains Ambiguity Relief Process, these, life hacks, is called the Colored Brain.

My guest today is Arthur Carmazzi, best selling author of “The 6 Dimensions of Top Achievers” Arthur talks about, life hacks, from his work with the, Colored brain. The Colored Brain analysis is use as a method to motivate teams and leaders.

Show Notes

I started doing research on the different personalities decades ago, I found out that personality it’s too complicated and can’t be accurate with so many complicated variables. So I started looking into elements of why people are mis-communicating, why people are frustrated, why people lose
trust, and so I found some genetic foundations or, life hacks, I found out why are people motivated and why they become unmotivated. I found out some of the factors or the mind-body connection.

After about a little over a year of research, I started to apply some of these ideas and strategies that later became known as the Directive Communication Psychology body of work. This Psychology ended up saving the company I was working for at the time, about seventeen thousand dollars a week in wasteful work.

After that I started writing articles and then I got on the radio and TV. So I quit my job and started on the road to becoming a top Global Thought Leader in organizational culture specializing in, life hacks,

I started to open franchises in 2005, we now have like over 400 licensed Directed Communications Psychology trainers and coaches in 18 different countries.

We created systems! We can call it the combination to the lock.

The Master key for the lock is a something called Modeling.

Modeling is basically all the modalities. Everyone operates from a different system. Let’s take for example somebody like Richard Branson. Richard has a very chaotic process of achieving things. The way that he interprets information is different from most. The way that he acts on information is very different from for example the late Steve Jobs. Steve Jobs isn’t a serial entrepreneur. Richard has what we call Chaotic Processor. If I tried to model Steve Jobs to create a Richard Branson, I would fail because Steve Jobs does not have the same brain process, he doesn’t interpret information the same as Richard Branson. Therefore I would not succeed by trying to model him. This is where, life hacks, come into play.

We’re all different, we all process information differently. We all have a different digestive system, different fingerprints. There’s no two people alike.

We developed a system to measure and define the brains ambiguity relief process, we call this this system, The Colored Brain,.

The colored Brain, basically segments the different processes into individual clarity getting processes.

This has nothing to do with personality; this is how your brain gets clarity. We use, life hacks, to get this clarity. There are different processes that your brain gets clarity from and it’s based on specific lengths of specific genes and specific parts of your brain that release neurotransmitters or regulate neurotransmitters.

If we go to organizational culture, one of the primary breakdowns in organizational culture, is the lack of trust and respect for management. This is because everyone is processing information differently and don’t trust anyone who does not think like them.

The colored brain

4 Parts of the The Colored Brain

Chaotic processing or Green brain – In the, Green brain, literally nothing is connected and because nothing is connected what happens is it will go anywhere. The Green Brain, can create something from nothing. It gets a little bit of information and immediately goes running. In order to get clarity the, Green brain, will start to take action. Other people are freaking out and the, Green Brain, people are already doing it. People will say they’re just so impulsive, jumping into stuff without really knowing or checking it out first. In fact Green brains, make the most of the mistakes of any other brain color; but they also recover faster from mistakes of any other brain color. They get clarity through action.
Relational testing or Purple brain – For the Purple brain, everything is related and everything is connected. Purple brain, need to get information now. It’s important to know all about the details and the information. Everything is connected, so the moment that they get information, they put it in kind of a database. That automatically starts to connect to everything else, and so what happens is that the more information and the more details they get, the more options they have. Once they feel that they have clear options, they can then go ahead and choose an option and move on from there. That is how they create their, life hack, for processes. If they’re wrong they still have other options and maybe they might get a little more information. These Purple brain, people oftentimes take a long time to get all of this information and all of these details. People sometimes misunderstand them and think they’re slow or they’re not efficient. These Purple brain, people are actually quite good at creating systems because everything is connected. They create, life hacks, that works for their clarity.
Linear processing or Red brain – Red brains need structure. They look for structure in order to work. If there isn’t any structure in place, what ends up happening is they start to create it and sometimes it’s a little bit frustrating to others on the team. They want to know, what is the first step? What is the second step and so on. People may think this person is an idiot and he doesn’t know what he’s doing and so there’s judgments, lack of trust and lack of respect. Because Red brains, get clarity through structure it’s an active process. So they create this kind of logical process or, life hack, that affects their ability to connect with people.
Intuitive processing or Blue brain – Intuition is not some woo woo thing that the Universe gives you. Intuition is actually a part of your unconscious experience. You’ve got all of these things that have happened to you and have happened around you that you haven’t been noticing; but your subconscious notices and records everything. Blue brains pick up on stuff very easily because of this, life hack, They pick up on what’s going on around them, they’re quite empathetic to the feelings of others. They often times they end up taking on other people’s problems as their own. Multitasking is much easier for Blue brain, than it is for the other colors.

The colored brain, is a genetic foundation and that doesn’t change. We started talking about keys and the master key. If you understand your colored brain, you understand your primary motivators. These, life hacks, will motivate your teams because you will understand and cater to how everyone processes information. Every motivator basically is connected to a behavior. You can customize it accordingly with mini Gamified processes that will constantly motivate your teams.

What is the #1 Thing Women can do to, Improve Their Relationships,?

In this solo coaching episode I coach on what women can do to, improve their relationships.

We have all heard that men want respect and women are emotional creatures, needing love and affection. That is true; but their is the character flaw common to all men and women? As my pastor would say All means inclusive of everyone exclusive of none. So how do women, improve their relationships,?

The answer is this.

By not pointing out wrong doing or blaming their partners. Because No one ever does anything they feel is wrong.

The verb in the sentence is the important word. Feel.
Put another way, whatever we Perceive is our reality.
99.9 percent of men and women can justify to themselves or anyone who would listen, any action or none action, they have taken.

Let me paint a picture with this story.

On May 7 1931 New York City witnessed the most sensational manhunt the city had ever known to this point. After weeks on the loose “Two-Gun” Crowley, the killer, was trapped in an apartment on West End avenue.

One hundred and fifty police officers and detectives laid siege to his top floor hideaway. For hours the residential sections reverberated with the rat-tat-tat of gun fire from the police and Two-Gun Crowley.

Two Gun Crowley

While Crowley lay bleeding from his gunshot wounds, he penned a note that read “To whom it may concern. Under my coat is a weary heart, but a kind one, one that would do nobody no harm”
If you had never heard that story before, you may be thinking that the police had the wrong man; but no. Crowley was the same man who was necking with his girl on a country road on Long Island when a police walked up to the parked car and asked him to show his license.

Without saying a word, Crowley drew his gun and cut the police down with a shower of lead. As the officer lay dying on the ground he jumped out of the car grabber the officer’s gun and fired another bullet into the prostrate body. That was the killer who wrote “under my coat is a weary but kind heart. One that would do nobody any harm.

This is an extreme story but I have experienced many like in in my own experience, from kids who steal, to spouses who cheat, to murders who kill, nobody feels they have done anything wrong. So don’t bother pointing it out and this goes a long way to, improve their relationships,

Someone made them do it, they find some way to justify their actions. This phenomenon is glaringly evident on death row. Most of the prisoners on death row feel they have been victimized regardless of how heinous the crime.

The #1 thing women can do to, improve their relationships, is Don’t criticize!

It does no good. It does nothing.
Criticism is futile because it puts a man on the defensive, wounds his pride, hurts his sense of importance, and arouses his resentment, so don’t bother.
Instead make yourself perfect.
Jesus taught us this when he said “Why do you look at the speck of sawdust in your brother’s eye and pay no attention to the plank in your own eye?

That is not to say that your brother has no speck or has done no wrong; but we are only responsible for what we do. We have no power to control others. And pointing it out does nothing to, improve their relationships,

This is another trending story in Google news to illustrate my point
More than 20 women accused a prominent Pasadena obstetrician of mistreating them. He denied claims and was able to continue practicing.

I have adopted this frame of mind in my own marriage. I no longer criticize or concentrate on what I am not getting, instead I concentrate on making myself perfect and working on my goals as a couple and for myself.

And that friends is the secret to happiness.

“Happiness is the joy that we feel when we’re striving after our potential.”

The Path to, self-mastery, From Here to There

How does professional sports equip us for, self-mastery,? Pro golfer Thane Marcus Ringler turned coach and Author shares How.

In the guest chair today is Thane Marcus Ringler, a former pro golfer turned writer, speaker, collaborator, and entrepreneur and author of the new book “From Here to There – A Quarter-Life Perspective on the Path to, Mastery,”

After competing for nearly four years as a professional golfer, he transitioned out of the world of golf into his new endeavors as coach.
Can you share your journey to becoming a professional golfer and how it marries to your life today as a coach, collaborator and podcaster. There must be a story in there why you actually give up golf, love to hear it.

My journey like everyone’s life and path is a journey. Journeys take lots of time and
usually involve lots of failure and mine is no doubt the same. I started playing golf when I was really young. My dad got me into it and I really enjoyed playing. I was a competitive kid so anything with competition in sports I was in.

In golf, there wasn’t anyone else responsible for your successes. Your path to, self-mastery, depends on only you. I felt like I had the most control in my success. As I progressed it became clear it was something that I could really build. My focus kind of narrowed on golf in high school. I started dropping other sports so that I could really focus on golf. I ended up playing in college at Masters University in California. I worked on, self-mastery, for four years in college.

It was clear that I had the skills to be a professional golfer. So I decided to give it a shot. In my senior year, I created the business plan and the structure around getting the financing to play professional golf. I got 10 to 11 sponsors and investors to back me. So when I graduated I was able to turn professional right away, upon leaving college in May of 2014. That kind of kicked off my four year journey of playing professional golf.

It takes a professional golfer about 10 years to get from, here to there, there being the PGA tour, and to self-mastery, the ultimate goal for every professional golfer. It’s not an overnight thing. There’s the people that you know, Tiger Woods, Jordan Spieth and Phil Mickelson and the 1% of the 1% the superstars. Everyone else it takes an average of 10 years to get from, here to there, and to, self-mastery,

My first year was a lot of failure, and a lot of learning. It was this process of development and, self-mastery, the process of learning how to develop and grow as a human very much at the same time.

As a golfer I started to learn to grow and improve and see some slow signs of growth and success. About two years into the journey after I’ve gotten partial status, I started to face a systemic injury which started in 2016. It was a muscle strain in my back. Many different factors combined and that kicked off about a year-and-a-half journey of failing to rehab correctly, failure of treating the symptom versus the injury. When I did reach the end of those first three and a half years, it became clear that my body wasn’t 100 % healed.

But the bigger thing that happened was at my desires and giftings and abilities had kind of shown a different purpose. I felt more called to coach, so I made the decision this last December to transition out of Golf.

I truly believe what I’m doing now is my purpose. I believe that golf equipped me for my true purpose. I think that the journey of professional golf was a hyper-focused form of personal development and, self-mastery, because golf again is an arena where at the end of the day you have to take 100% ownership of your career, your life and your success because there’s no one to blame but yourself if you don’t succeed. There’s no coaches, there’s no teammates, there’s no referee, there’s no other external factors that you can blame for winning or losing. You have to take that ownership upon yourself. So it really it forced me to leave no stone unturned in figuring out how to optimize and to, self-mastery, create the best form of myself as a competitor and as a golfer. You can’t control outcomes, but you can control your preparation and, self-mastery, of the game.

I never planned on being at this place where I am now, as a speaker and a writer and entrepreneur. All these things manifested because I was faithful to do the best that I could. In golf I left no stone unturned and it has equipped me for his work. If I hadn’t been faithful to do that then I wouldn’t be ready. Golf allowed me to get, from here to there, and to, self-mastery,

There’s a really good book called “The talent code” by Daniel Coyle and he really brings out that
Whether you’re coaching soccer or teaching a child to play the piano, writing a novel or trying to improve your golf swing, this revolutionary book shows you how to grow talent by tapping into a newly discovered brain mechanism. He feels that just because you have the talent doesn’t mean
it will be nurtured to the level of, self-mastery, its deep work and deep practice to really develop skill, competence and, self-mastery, in any field it’s always a combination of nature and nurture.

I think the mindset of a professional athlete is one that is competitive but not just competitive it’s also inspired. I think having clarity is really important as well. As an athlete you get objective feedback of win or lose, so you can figure out how to get, from here to there, and to, self- mastery, I think the same is true about having a vision. You have a goal you are striving for and you get feedback from whether you are successful or not.

What is your quarter life perspective on, self- mastery,?
I give a lot of credit for this title to my grandpa. When I was writing this book he was an influential voice in my head and life.
