There are several way to do this. You can max out your credit cards, you can set up a lease to own deal, you can get seller financing.

2. What does, Hard money lenders, look for in a good deal?

They look for the ROI or return on investment

3. How do you make your deal attractive to a, Hard money lender?

Show that the resale value is at least 40% higher that the investment.

Strategies using other people’s money to fund your, real estate investments:

1. Using your credit cards to fund your deals. The more credit you have the better off you are!

2. Hard money Lenders,  Hard money lenders,  look at the asset and not at your credit score.

3. Borrow money from friends and family. You convert them into, Hard Money lenders, and pay them a good interest rate to start your, house flipping, business.

4. Borrow from your Whole Life Insurance policy.

2. Take a loan from your 401K.

3. Take out an Equity line of credit on your personal house.

 

The commonly used strategy in, real estate investing,  is the use of a, Hard Money Lender.

You need a, Hard money lender, for your, real estate investing, business. A money lender does not look at your credit, what does he look for?

1. Your expertise. Most, Hard money lenders, want you to have three investments under your name. This does not include your personal residence.

2. The ARV or after repair value. The property must have equity before the deal is made.

3. How did the property come on the market. Eg is it a Foreclosure, short sale or probate.

4. What is your, exit strategy? Is your, exit strategy, to, buy and hold, or, fix and flip?

5. How long you need to complete rehab work.

6. How much is the estimated cost of repairs.

Hard Money Lender do not offer 100% Financing

Make no mistake, hard money lenders, need borrowers to deploy their capital and get a return on investment for their capital partners. They often enjoy repeat business, real estate investing, aren’t typically one-time borrowers, so asset-based lenders like, hard money lenders, or, private money lenders, value the business relationships they develop with quality borrowers.

Coach Myrna Life Story

I want to start off by sharing my, life story.

I decided to think about my, life story, I realized that as a youth I didn’t identify with my, life story.

My, life story, is that I was born in a very poor Third World Country, Guyana. My mother and father didn’t have much. Both my grandmother and my mom were domestic servants. During that time, I was also, sexually abused.

I never identified with that, story, because somehow God put in my heart and spirit all of the things that I was good at an early age.  I was good in school, I had a great personality, teachers liked me etc. Now that I’m a, life coach, in the personal development space, trying to motivate and inspire others;  the, story, that I tell myself now is that I was born for greater things.

The, life story, of my birth to me is just basically like Jesus, we were both born in poverty and lack in order to transform you into a spiritual teacher.

Helping Men Rewrite their Life Story

Myrna – Sam you mentioned that you help men overcome their, life stories, traumas, and blocks to be the men the world need them to be.  I’m assuming that you have a, life story, that somehow parallels this, because we have to go through something before you can help other people do the same.

What is your, life story?

Sam – My, life story, is that I was born with my umbilical cord wrapped around my neck, so I couldn’t breathe. From birth to almost 30 years of my life, I was extremely sick.  I had severe food allergies, actually a long list of food allergies. People say that I was allergic to basically everything except water and air; but then a therapist affectionately pointed out to me that actually I was allergic to air, because I also had asthma!

There was a period in my mother’s womb when she thought she had cancer, she didn’t know she was pregnant.  So my energies and my soul and my spirit were immediately put into fighting to survive mode.

As a child and adult, self-love, was not a part of my vocabulary or thought process. I had this idea that I needed to fight for breath and also fight for love.

Overcoming Your Life Story

My, life story, became that in order to be loved, someone had to save me. People were constantly having to save me from my asthma attacks and choking, and this saving mentality got imprinted on my heart as this is what love looks like.

If I am in a relationship with a woman, friend, parents or family member, I believed that for anyone to show me that they loved me they have to somehow save me.

Later in life, I battled addiction from my early 20s into my late 30s.  Really hardcore destructive addiction.

So my, life story, of being needing to be saved was very detrimental and destructive to me and that is why I coach men on how to rewrite their, life story.

Your Life Story and Organizational Wellness

Myrna – How does rewriting your, life story, help with organizational, wellness, and, peak performance?

Sam – Your story, is important in, organizational culture. The, culture, is where I focus all my all my energies on.  Five to Flow focuses on the, organizational culture, because a culture of, inclusivity, allows an organization to thrive.  By, inclusivity, I mean the whole, diversity and inclusion, conversation. The, inclusion, I’m talking about here is the, culture, of feeling safe, allowing your employees to be creative, to be innovative, to show up for work as their best self!

When you rewrite your, life story, around I’m living my purpose, I’m transcending the negative stuff.  I’m transcending my negative story, I’m transcending that, lifestory, that keeps me uncomfortable. I am transcending the, lifestory, that’s familiar, but not productive or growth oriented. I choose to transcend that, lifestory, and show up in my organization as my best self, that mindset contributes to organizational, wellness.

Rewrite your Lifestory by Going Back to Your Childhood Home

Myrna – I was listening an interview on Oprah Super Soul Conversations and the author talked about going back to your childhood home and looking through the window. What were your thoughts back then as a child when you looked through the window? Did you envy your friends because they had better clothes than you? Did you want to be white and have long straight hair? Looking through your childhood window allows you to understand your mindset and rewrite your, life story.

A lot of times you have to go back to the trauma and look at it from those eyes and maybe you will see something different. Looking back you could see something someone said to you that had traumatized you for years and now you see it was nothing.  The, story, that you been telling yourself for 30 or 40 years did not happen as you saw it.

How men can be vulnerable as Leaders

Vulnerability, for a guy is like being open to show your feelings even though you have told that real men don’t do this or that.  The things that society doesn’t let you talk about because you’ll look weak. Vulnerability, is like a beach ball in the ocean. Imagine you have a beach ball and it’s fully inflated and you’re trying to push it under water, it’s gonna to always pop back up. That’s like your trauma popping back up and you keep trying to push it back down.

That leads to self-sabotage and repeated destructive patterns.  The beach ball represents, vulnerability. If you open the tab and let some of the air out of the beach ball you will be able to keep it under water.  As a leader you have to become vulnerable to prevent self-sabotage.

Myrna – I remember Tyler Perry talking about this particular subject.  He was taught that men don’t cry and that he’s gone to funerals and people have told him don’t cry, you’re a man. But in an office nobody’s crying, what’s an example of, vulnerability, in a leader that showcases organizational, wellness?

Sam – In organizational, wellness, it is the action that you take to avoid the insecurity of fear. One of those insecurities could be something about like the President implemented a strategy that proved ineffective and someone else presented a better policy.  The President could fear loosing his job and being replaced.

 

Organizational Wellness and Your Life Story

Myrna – Tell us about your organization Five to Flow, I understand your mandate is to help foster, organizational wellness.  You identified that, health and wellness, is important to organizational success.

Sam – What we do at Five to Flow is we look at five areas of, organizational wellness:

  • On our website www.fivetoflow.com we have a, wellness, wave which is a diagnostic tool that anybody take and it will spit you back a score. There’s two versions, a short version and a long form version that any anybody in the organization can take. You get a score from one to five back on how all their employees answered questions in these five areas:
  • process,
  • people,
  • culture
  • analytics and
  • technology.

Each one of these areas has 25 questions for the long form and five questions for the short one about they’re employee or the leadership team or the CEO c-level, c-suite team about their experience of those five areas of the business.

Tragedy, and, Blessings, both show up unexpectedly. We never know when it is the last time we will hug our loved ones, because tomorrow is not promised.  Your big break can happen today or your can break your leg today.

The scripture I want to reference today for my Preach the Word Worldwide Television Audience  is

Ecclesiastes 9:12 People can never predict when, hard times, might come. Like fish caught in a net or birds in a trap, people are caught by sudden, tragedy.

Tragedy happen suddenly just like fish caught in a net

I want to share 2 stories with you today to illustrate this, life lesson.

Last month I took a trip back home to Toronto, Canada to see my new grandson.

My brother picked me up at the airport at 1 am. When we got to his house his wife and son were both up, so we stayed up and talked until 3 am before I went to bed. When I woke up in the morning everything had changed. Rose my brother’s wife received a call about 3.30 am that morning that her mom had a brain aneurysm. By 10.00 am that morning they knew that she was not going to recover. The blood vessel broke in her brain in a location that was inoperable. She died a few days later. That same night Rose had spoken to her mother at around 10 pm when she called and made arrangements to visit on the weekend. They ended the call with I love you. That was the last time they spoke.  Tragedy, never us a warning.

Like fish caught in a net people are caught by sudden, tragedy.

The Polarity of the Universe

This is a Universe of polarity and the opposite of, tragedy, is, blessings. In my life fortunately I have had more, blessings, than, tragedy.

Let me share a personal story.

I live in an HOA community, Colony Trace HOA managed by Alliant Property Management Since I have 3 empty bedrooms in my home, I decided to rent one of them.

About 3 months after my tenant moved in, Alliant Property Management, sent me a notice telling me that I was in violation of the lease restriction.  No short-term rentals under 7 months are permitted in the community and asked me to provide a lease. I replied that a lease is not required for a roommate. I asked them if they were aware that I am living in my home. They responded by fining me $1000; but they did not stop there. I received an invoice along with a letter of intent to place a lien on my property from, Alliant Property Management, Attorney along with his bill for an extra $1000 in costs and charges.

Alliant Property Management is Corrupt

Alliant Property Management, has been terrorizing owners for a long time.  In 2014, I managed a property in the Promenade at the Forum in Fort Myers, Fl for an out of town owner.  Alliant Association Management, as they were called back then, before they changed their name to Alliant Property Management, took advantage of a Canadian Owner and sent fines for things like the garbage can being left outside, the garage door needed painting, the AC needed to be enclosed, pressure washing and everything they could think of.  They ignored the law requiring them to send 3 notices and allow owners a change to fix the problem before a fine is placed.

Instead they would send one registered letter to the tenant who obviously did not pick up certified mail that was not there’s.  They then placed a lien on the property and started foreclosure proceedings.  The owner paid over $15,000 in fines, legal fees to remove the foreclosure.

They then did the same thing again in 2018.  We had to sell the property at a loss in 2019 because we knew they would continue to rape us because they found a loophole in the system.  They never even sent out coupon booklets for dues.  It is like they couldn’t afford the stamp to Ontario, Canada.

The Tragedy of Race discriminations By Colony Trace HOA

I became incensed. My gift is words and I pride myself in my letter writing ability. The voices in my head were constantly feeding me info on what I should say in response to this injustice. My mind could not let it go. I was going to bed at 12 midnight and waking up at 2 am with thoughts of my response to this situation. I would have to get up and write in my journal to download so I could sleep.

Now I am a, life coach and I try to live my life consciously. I know that this negative energy was not good. I know that when we feel bad, we attract, tragedy, into your experience.

So I tried to practice awareness. I prayed, I paid attention to my breathe, I paid attention to sensations in my body to bring me into awareness. Nothing worked for long.  It was like trying to push an inflated beachball under water. It would keep pushing back to the surface. This negative energy affected my work, I became bored, had no interest in my work.

Awareness helps to let your sun and Blessings flow into your life

I kept trying to catch my thoughts; but it seemed like the more I tried the faster they came back because  whatever you resist persists.

I finally got some relief when I did a chakra meditation and cleansed the energy circulating in my 7th Chakra.  Your chakra system is your energy ports of your body.  My negative energy regarding this situation was stuck.

You must take control of your energy body and keep it positive for your, blessings to come through.  Your energy body is like a magnet and like attracts like.  So if you have negative energy, it attracts more of the same.  When you have a negative aura, you cannot be creative. It is like the clouds blocking the sun.

God can’t bless you when your negative energy is blocking out his blessings.

A few days after taking control of my mind and my energy, I went into my Gmail account, which is not my primary inbox and these words almost jumped off the page at me. PTWWNTV is looking for life coaches and radio hostsIndeed.com sent me an email. They sent it twice!

My Blessings is a New TV Talk Show on the PTWWNTV

I dropped what I was doing immediately and investigated this. I am a life coach and a radio and podcast host!  I immediately updated my resume and applied for the job.

Two days later I have a TV program on The Preach the word worldwide network. My show premiered  March 21. My show airs every Sunday at 6 pm EST and locally on Comcast Channel 16.5 Atlanta.  The preach the word worldwide network is streamed into 50 million homes and can be found online at PTWWN.com, on Apple TV and   Amazon Fire TV 

I have always dreamed of hosting my own television show. Every time I upload a YouTube video, I try to activate the Law of Attraction; but never in wildest dreams did I imagine that I would attract, blessings, to spread the word of God.

The Blessings of Hope and Encouragement

My message is to offer Hope and encouragement by the renewing of your mind. Life is going to beat you down. People are going to hate you because of the color of your skin, because of your religion or just because your spirit clashes with theirs; but if you let it consume you it will keep you in a negative spiral and block your, blessings, of what God wants to do for you.

So, remember when you feel bad, you are attracting more of the same to you.  Try meditation, prayer, take a walk in nature anything to get you back into the present moment and watch God suddenly shower you with, blessings, you don’t have room to receive!

Conclusion Troubles and Blessings

Both Tragedy, hard times, and, trouble, show up suddenly. Life the Bible teaches like fish caught in a net, tragedy, shows up suddenly.

It could be you lost your job because of the pandemic and you have no money to eat or feed your kids.

I could by sudden illness like a stroke or heart attach and you have to live the rest of your life a  vegetable

Or it could be the, tragedy,  we most fear, the loss of a loved one.

The only thing we can do is to live every day like it’s your last and tell your loved ones you love them every time you talk to them because you never know when it will be the last time, you speak to them in this life.

Blessings also show up suddenly.  A casting agent can pick you out of a crowd and turn you into a star.  You could get the promotion you never expected, You could get a, TV talk show,  like me.

5 Mindset Shifts For Couples to Have Fantastic Relationships

If you want a fantastic, relationship, with your significant other, you need some mindset shifts, from thinking like a girlfriend to thinking like his wife.

Mindset shifts or, transformation, is necessary if your belief system is not producing the results you are expecting in life. As a Life and, Transformation, Coach, I wanted to share some, mindset, transformations about relationships that may get you better results.

5 Mindset Shifts

1. What is the right reason to enter into a long term relationship?

Most of us (including me before I was enlightened) feel that we should enter into a long term commitment because we “fell” in love.
Others may enter into a long term, relationship, like marriage because they want children; they want security or even to stem loneliness. But, according to Neale Donald Walsch from the “Conversations with God” series, we should put a little more thought into choosing a long term partner than feelings.

 

We should enter into a long term partnership for a mutually beneficial purpose.

I was watching an very old episode of Oprah a few weeks ago and she was interviewing the Smith’s. I was so impressed with Will Smith and Jada Pinketh Smith’s philosophy on marriage and family. They had a mutually beneficial purpose for their, relationship, and it continues today. They have family meetings every week to keep the purpose of the marriage and family in front of them.

Their purpose for getting together was to enhance the lives of others and they do that by always choosing work that inspires others.
And even though we have heard many rumors of the marriage failing, it is still standing because their purpose for it is greater than the two of them.

  • So when two people enter in a, long term relationship, they have the, mindset, to figure out the Why? What is the mutually beneficial purpose?
    Are they wanting to bring up children for a purpose?
    Like Will and Jada Smith
    -Are they wanting to enhance Gods kingdom?
    Like Joel and Victoria Osteen
    -Are they going to change the world through leadership?
    Like Barack and Michelle Obama?

If the purpose is strong it will be like a house built on the rocks, it will withstand the storms

Why relationships Fail

2. Mindset Shifts, Why do relationships fail?
Statistics show that, relationships, fail because of failed expectations.
Most, relationships, start out with each party having predefined expectations about what they want out of the relationship and what they want from the other person.

Contrary to popular opinion another person cannot complete you, you must complete yourself.

The bible teaches that it is not if another person will disappoint, but when. So when you enter into a, relationship, and its survival is based on what the other person does, says, etc. You will always be disappointed.

Mindset shifts,  is necessary to become the best you, to make sure you are living up to your ideal self because we can never change another person, we can only change ourselves.
For example, there is conflict over a wife’s expectation that her husband takes her out on romantic dinners once per month. She is waiting on him to make the offer and he doesn’t, instead he goes out with his friends and leaves her at home with the kids.
She has several options:
Sulking, picking a fight, going out with her girlfriends – none of which heals the relationship – or she can Give That Which She Wants.
She can take him to dinner, she can cook a romantic dinner and send the kids to the babysitter. She can respond with love.

Anything you want, you first have to give.

Mindset Shift – Take care of yourself First

3. Mindset shifts: – Become self-centered.
I know this is going to shock some, because we were all brought up to believe that being selfish and self-centered is bad; but not according to the bible! The bible teaches that we must love others as we love ourselves.

Our first relationship must be with self.

We must learn to honor and cherish self and love ourselves before we can love another.
We can never truly fall in love with another, until we have truly fallen in love with ourselves.
I know women are always sacrificing self for others, they think it makes for a good relationship; but it has the opposite effect.

They get burnt out and then resentment sets in. Then they start to resent their spouse for doing nothing. They cultivated that attitude.
The old saying that you have to train people how to treat you is truth. You start off doing all the work in the home, looking after the kids, doing all the cooking, while your spouse drinks beer and watch TV, then 5 years later when you are burnt out. You shouldn’t blame your spouse!

You should be self centered and make time in the day for your self.
Get up and go to the gym, walk, pray or meditate.
Make time in the evening to reflect, learn something, relax!
Everyone around you will benefit.

4. Mindset shifts:   – Being hurt and disappointed  

We will all have hurt and disappointments in our lives.
In fact there is an old saying that says:

You are either going through something, coming out of something or about to go through something!

It is time for us to adopt a different response to our challenges and disappointments.
As humans we react with pain and hurt to what another is being, saying or doing.
The first thing we should do is to become conscious and aware of the feelings we are having.
Don’t run from the pain, don’t mask it with drugs or alcohol. Feel it, acknowledge it.
Try to find yourself in it.
Be honest with your feelings.

It is very important to not react with vengeance or rage, and to understand your true feelings.
Once you feel it and acknowledge it, it’s power over you diminishes and you can get to the place of this of

“This too shall pass”.
After that you can then reach for your highest self and look for the lessons.

A master knows that all experiences comes to teach and is for self-growth.

5. Mindset shifts, – Forgive or look past behaviors of your spouse or significant 

As Christians we are taught to forgive, if we want to forgiveness.
To not judge before we take the plank out of our own eyes.
So it would seem that the Christian thing to do is to forgive our spouses for his/her sins.
But in the book “Conversations with God” by Neale Donald Walsh

The author teaches that you should always do what’s best for us. Remember we are self-centered.
Your girl friends are always going to encourage you to leave your husband because he is a cheater.
Walsch says that you should leave your spouse only if it is best action for you or your children.
You leave when the marriage no longer fulfills its purpose.

Let’s look at Hilary Clinton. I believe she married Bill Clinton with a purpose. He has always been a cheater but she saw his potential as a future President; So she proposed to him and chose to overlook his infidelity. She chose self!
Today her daughter is living a purpose driven life, She was First Lady of the Unites States of America and could become the first female President of the United States of America. You have never heard of her infidelity even though we have heard all about her husband’s.
We should all follow her lead and leave our cheating spouses to God, we should concern ourselves only with self. Being the best we can be and we will get our crown here on earth as well as our heavenly crown in the next life.

Using Body Language during the Sales Process

How does the use of, body language, help, close a sale?

While it’s important to know what you should do in meetings and negotiations, knowing what you shouldn’t do is often just as important – and it begins with bad, body language.

The best sales managers know that while you may have a polished sales presentation, tasteful attire, and a product that practically sells itself, you can still miss out on, closing a sale, if your, body language, is out of sync with your words. While it’s true that first impressions make a lasting impact, cumulative, body language, is important. If you are in the habit of demonstrating any of the following, body language, in the, sales process, it could be enough to hurt your sales performance, turning a potential yes into definite no.

* What is the most important step that many business owners leave out?

The four Stages of the Sale:

1: Qualify – Your, prospects, must have the money, the time, the need and the want to contract your services.

2: Build Rapport – People buy from people they like!
When you meet a, prospect, for the first time, it is important to find common ground. Look for similar interests or experiences and chat about them before getting into your, sales pitch.

3: Tell a story – Showcase how your product or service helped another client. It could also be a personal story of your journey to your current vocation.

4: Closing the Sale, – If you followed the first 3 stages then you don’t even need to close, just ask them to sign!
If you get to the end and you get objections, then you missed the qualify or selling the benefits.

Think about it. When you were growing up, your pediatrician would have you stand by a growth chart and he was able to determine how healthy you were by your growth as it related to his growth chart.

In a similar way, you can determine your professional health by your, personal growth, chart.
Did you stop growing and learning when you left school? The secret to, personal growth, is that you have to plan to grow every day?

That management promotion you are asking God for will not come if you don’t proactively do the work to acquire the skills. That spouse or healthy relationship will not come unless you proactively work at becoming the best you. Your business will not grow unless you have a growth plan, commonly called a business plan.

Speaking last month at an investors’ conference in Seattle, Belinda Wong, head of Starbucks in China, said the company was opening an outlet every day on average in the world’s second-largest economy.

“This year we have a higher ambition,” she told shareholders. “We will open on average one store every 18 hours.”

The company just opened its 1,500th outlet in the country, considered a milestone for the company that views China as a major source of growth this year. It wants 3,000 outlets by 2019, compared with its current 11,000 in the U.S.
Unlike in the U.S., Starbucks in China targets affluent cosmopolitan professionals and students, and puts stores near where they shop, study or work.
“Starbucks’ China and Asia-Pacific region is one of the new target areas for the company, where it intends to focus its near-term growth. Starbucks,” said a research note from Trefis.

5 Tips to Help You Meet Your, Business Goals,  by Entrepreneur.com magazine.

1. Define your projects.

The first and most important thing in, personal growth and development, is to figure out what projects you are dealing with. First, what is a project? My definition is anything that takes more than a few easy tasks to get done. Setting up that new sales software? That’s a project. Expanding your network? Yep, that’s a project, too. Growing your business? That’s a collection of projects!

Some of your, self improvement, projects will be pretty obvious, but others will lurk in the background unacknowledged. To unearth all of your projects, write down everything you’re currently working on and everything you want to be working on. Then, group that list around specific, personal growth,  goals.
That action will likely lead you to your project list. You may have 10 to 20 (or even more) projects on this list, but to be effective, you’ll want to pick the two to five projects that are most important, and focus on those for the remaining tips.

2. Give your personal growth projects a start and end date.

You should know (or decide) when each, self improvement, project should start and end. This will allow you to sequence projects by prioritizing them based on when they need to start or be finished. Start and end dates will also allow you to plan around your own business cycles and prevent projects from going on for much longer than they should.

3. Make a one-page plan for Self Improvement

A little, personal growth and development, planning goes a long way to helping a project succeed. To create a one-page plan, jot down your answers or notes for each of the following questions:
• What problem will the project solve?
• What is the benefit to the organization?
• What kind of staff and budget do I need?
• What are the major milestones?
• What are the potential stumbling blocks?
• What risks does this project pose?
• What is my work, self improvement, plan (list of tasks or sub-items to be completed by when)?
• What are the specific metrics for success?
• How will you know the project is done?
Note: if you’re going to keep the plan to one page, your answers need to be relatively concise!

4. Establish communication routines.

For any project that involves multiple team members, set up communication routines in advance. Will someone be reporting progress weekly? Monthly? Will there be a recurring call for all parties to check in? Who is responsible for checking on whether the project is meeting its milestones?

5. Know if and when to quit personal development

In the, personal development, space, it’s best to finish what you start, sometimes it’s necessary to pull the plug. If you have all of your projects laid out, with start and end dates and a clear one-page plan that includes milestones and communication guidelines, you should have all the information you need to know when to quit a project.
Certainly it’s not always easy to quit, especially if you’ve already committed a lot of time, energy and emotion. But if a, personal development,  project is dragging on.

Here are some questions that can help you think through whether or not to abandon your, personal development, Goals:

• Is the goal of this, personal growth,  project still important to my organization?
• What was the planned ROI for this project? What is the ROI now?
• What is my opportunity cost in working on this? Could I better achieve my goals by spending this time on other projects?
• What is the emotional toll of continuing with this project.

Finally, commit to Constant and Never Ending Improvement (CANI) that is, self improvement.

In my book “Out of the Snares” I share that as a Limousine Operator, I went to the National Limousine Association annual meeting in Las Vegas every year. Every year I would practice, personal growth and development, by learning from the best operators in the business on how to use technology, improve on services and expand on my products. That allowed me to have a 30% annual growth rate and win the Entrepreneur of the year award in 1998. My intention was to become the largest operator in the Greater Toronto area and have a fleet of over 100 limousines. The secret? A, personal growth, plan!.

The Importance of Constant and Never-Ending Improvement required for, personal growth

• Sometimes when you’re prepared to step out and be different you’re going to cop some criticism
• Don’t wait until you’ve got everything 100% right before you get started. Get it 80% right and then continue to improve it as you go
• By being different – you will also be memorable!
• Have high targets to stretch you for, personal growth.  They said man would never land on the moon…but he did. If you don’t aim high, you’ll never get where you want to be.
• Fear is what stops you from setting what people would say are ‘unrealistic goals’
• The famous Australian Cricket batsman, Sir Donald Bradman had this philosophy every time he came out to bat: I’m going to hit it for 6! If I don’t get a 6, then I may get a 4. If I don’t get a 4 then I’ll get either a 3 or a 2 or a 1. But at least I’ll get something!
• The average Real Estate Agent in earns $23,000 – $24,000. You can’t afford to be average!
• It’s not about selling…it’s about people. Be a people-helper because that is the key to your success in sales
• A Real Estate client’s lifetime value is $127,000.  If you look after them and keep in contact with them. What’s the lifetime value of your clients?
• Provide a guarantee for your clients and this will give you the edge over your competition
• If you’re prepared to step out and take risks – and overcome your fears – you will become a leader in your industry
• Develop your daily rituals of success
• Exercise will help you keep your stress levels low and enable you to be more productive
• We spend too much time wasting our time – and not improving ourselves
• Shut up and listen! Really listen! If you can’t work out your client’s needs in the first 10 – 15 minutes, then you shouldn’t be in sales
• Honesty and Transparency are crucial to long term success
• Serve others and not yourself

Change, is a process.

1: Positive Change, is usually a situation problem, and not a personal problem.
2: For anything to, change, someone must behave differently.
3: To, change, someone’s behavior, you must, change, someone’s situation.
4: For, positive change, to stick you must influence the person’s heart and mind.

A Story on Positive Change

Arthur was an airborne paratrooper. Jumping out of airplanes killed his knees, his back, his legs. When he got out of the army he walked with a cane and couldn’t do anything so he gained a lot of weight. He could not support his weight, so he couldn’t do traditional exercise. His health rapidly declined. The doctor at the VA clinic told him to accept his faith, that he would never walk normal again.

One day while surfing the internet, he came across Diamond Dallas Page doing yoga. He said to himself, I could do this. So He bought the DVD! He figured he could use his arm to support his weight and get a cardio workout. Arthur was 297 lbs when he started doing yoga.
When he started his yoga exercises, he kept falling down and falling down, but he kept getting back up again and again!
Every day he got better and better in 10 months he had lost over 100 lbs and could not only walk without a cane but he could run!!

Change, is usually situational. Arthur had a situational problem.

Arthur taught himself to do yoga because he decided to take control of his life. He got his heart and mind in the game and changed the situation!

Change is a process.

To lead a process requires persistence. Arthur kept getting back up and trying again to do his exercises.

When a, positive change, starts, it builds on itself.
The better Arthur got at yoga, the more he was motivated to keep going.
Positive change,  can snowball.
Change, rarely works unless it is motivated by feeling. Arthur wanted to feel better about himself so he made the hard choices.

That’s my tip of the week from coach Myrna.

How to change when change is hard.

There can be nothing harder than trying to loose 100 lbs when you can’t use your legs; but Arthur found a way and so can you.

The Events in Life Work Together for Your Good

The bible promises in Jeremiah 29:11 “For I know the plans I have for you,” declares the LORD, “plans to prosper you and not to harm you, plans to give you hope and a future.” That means that every challenge, trauma, disappointment, in life,  works together, for your good.

In “Out of the Snares” the book, I introduce my book with these words:

The greatest gift we can give others is hope. Somewhere out there someone is going through a storm of great magnitude; the pain is so great that they are considering suicide.

The purpose of this book “Out of the Snares,” is to give such a person, Hope. Hope that God promises “all things, in life, work together, for your good.”

Hope, that like the caterpillar that goes through the darkness before turning into a butterfly, your storm is designed to make you stronger, to cook you into a diamond so that God can use you to encourage others.

The darkness in life is meant to show you the way

As you come out of darkness and into God’s light, you become self-sufficient and proactive instead of reactive. Think about it. Just as the caterpillar does not know, when he is a caterpillar he will ultimately become a butterfly; when you are in your darkness, you don’t believe this you will ever see the light. “Out of the Snares” is written to remind you that the darkest part of the night is just before dawn. Joy does indeed come in the morning.

You have to walk by,  faith. Faith,  is defined as “the ability to trust the outcome of a thing even though you can’t see it.” I am the evidence. God has brought me from a mighty long way. I have achieved every goal that I set for myself and I am working on the next goal right now. Every event in my life, worked together, for my good.

Events in life work for your good Joseph’s story

The principle of God working all things together for good is well illustrated in the Old Testament account of Joseph’s life. Early in Joseph’s life, Joseph’s jealous brothers sold him into slavery. In Egypt, Joseph rises to a position of responsibility. Then, he is unjustly imprisoned and forgotten about by his friends. God gifts him the ability to interpret dreams, and through that ability Joseph is once again raised to a place of honor and power. When drought forces Joseph’s brothers to seek food elsewhere, they travel to Egypt and encounter Joseph, who eventually saves them from starvation and grants them a livelihood in his new land.

Throughout his life, Joseph trusted God no matter his good or bad circumstances. Joseph experienced plenty of bad things: kidnapping, slavery, false accusations, wrongful imprisonment, rejection, and famine. But in the end God brought things to a wonderful, life-affirming conclusion. God blessed Joseph’s entire family through those painful circumstances and through Joseph’s faith. (You can read about Joseph’s life beginning in Genesis 37.)

Romans 8:28 is a promise for believers. Real believers. Those who are living for Christ. Not those who claim to believe in God but are living like the devil.

This verse says to those who love God and are doing their best to obey his commands, “Even though bad/sad/evil/wicked things will happen to you, in life,  God will use them to, work together, for your good, both, in your life, and in the world.”

What are some of the seeds you need to plant to reap success

Most of us are familiar with the seeds of, tithing, and giving.
The bible teaches that if you bring your tithe into the storehouse, God would multiply it 60, 100 times.
But, the law of sowing and reaping, go way beyond the physical.
My sales manager told me once to “To Reap where I Sow”
That means that as a field sales agent, I am building relationships in my, sales territory, I am, sowing seeds.
Similar to a real estate agent who farms a territory.
You don’t want to spend years building, sowing, and then leave before the harvest!

Sowing seeds, are important in your job, in your marriage, in your friendships, with your children.
The bible teaches to love as you want to be loved, you must give first whatever you want to receive!
In your job, if you are faithful, working hard every day as unto the Lord, then your seeds will grow into the harvest of a promotion.
Just keep watering the seed through service and attention.

Why does God give you a seed?

As is taught in the parable by Jesus and the 3 servants entrusted with bags of silver by their master; God expects you to multiply whatever he gives to you.
He does not give you a talent or a gift for you to bury it or hoard it for yourself; no he gives it to you to benefit his kingdom.

Let me explain that using a physical example, the apple tree. Each apple has 5 seeds.
500 apple trees can produce an orchard of 30,000 apples. Proprietary growing and pruning methods developed by Tree Plantation, can double that again to over 100,000 apples per acre.
In a similar way, God gives you seeds so that you can scatter them and produce fruit!
He can blow your seeds where you did not even plant!

How to Make your Ground Fertile for sowing and reaping.

To make your ground fertile, you have to hear the word, and do the word.
You can’t reap a harvest without first tilling the soil, you have to make the soil ready to receive the nutrients to grow the plants.
One way to do this is to find your burning bush!
What did God put inside of you that he wants you to bring to fruition?

How to Equate the Laws of the Harvest to the Laws of the Universe?

Whatever you sow you shall reap!
You reap in proportion to what you sow, so sow generously.

Remember the oak tree lives in the acorn!

Small things do grow into big things.
Keep hitting the anvil, do something small every day to water the seed you have in the ground.

What is the Eating Your Seed Concept?

You have to save some of your earnings in order to plant it.
If you consume it all, you will have nothing to, sow, and you will always be without.
That is why your financial planner advises you to save 10% of your income to invest and get a return.

The bible teaches us that if you give, it will be given to you, A good measure, pressed down, shaken together and running over.
But it starts with giving.

Give whatever you want to receive, plant whatever you want to sow!

In closing, this is your season, this is the right time, start planting your seeds, keep watering them every day and watch God turn your apple into an orchard!
